Lender documentation is construction documentation packaged for construction loan draw requests. Each draw needs dated, geo-tagged progress records: a written narrative of what has changed since the last draw, photo evidence, and any supporting add-ons (orthomosaics, 3D models, stockpile volumetrics).
We work with GCs, developers, and lenders directly. The deliverable is a structured package that the lender can review at a glance, with photo evidence backed by geo-located, dated captures. For ongoing projects, we maintain a continuous record that becomes part of the loan file.
How Lender Documentation Works
Ongoing: scheduled progress visits (weekly, bi-weekly, or monthly) produce a continuous record. Each visit is its own deliverable, packaged and ready for the next draw request.
Per draw: a single visit triggered by the draw schedule, with the deliverable timed to the draw submission. The deliverable is the photo evidence, narrative, and any add-ons the lender requires.
Project closeout: a final visit at substantial completion, with the complete photo archive, the continuous narrative, and the final compilation video. Used for loan servicing and asset management.

Lender documentation is structured as ongoing progress visits. Per-visit pricing starts at $375/visit on a recurring schedule. Monthly retention is $1,200/month and includes weekly or bi-weekly visits.
Who do you send the deliverable to?
We send the deliverable to whoever needs it. Most commonly, the GC receives the package and includes it in the draw submission to the lender. We can also send directly to the lender or construction loan servicer if preferred.
What format is the deliverable in?
A stakeholder-ready PDF with dated and geo-tagged photos, a written narrative describing what changed since the last visit, and the raw image archive. Optional add-ons: orthomosaic, 3D model, stockpile volumetrics.
